By Emaar Properties · The Lagoons
One to four bedroom residences rising fifty-three storeys above The Lagoons, on the water at Dubai Creek Harbour.
The tower
Valia is Emaar's latest residential tower at Dubai Creek Harbour, in The Lagoons — the district that sits directly on the water, opposite Ras Al Khor and a short drive from Downtown.
The structure runs to two basement levels, a ground floor, two podium levels given over to landscaping and leisure, fifty-three residential storeys and a rooftop. Four hundred and ninety-one apartments sit above the podium, from one bedroom through to a small number of four-bedroom homes on the upper floors.
Apartments are laid out to face either the creek and the marina or the sanctuary and the green belt beyond it. Living areas open onto full-width balconies; glazing runs floor to ceiling across the principal rooms.
Residences
Current release. Prices are the developer's published starting figures and move with floor level and aspect; full unit-by-unit availability is issued on request.
Add 4% Dubai Land Department registration to all figures. Sizes and layouts confirmed at reservation.
Amenities
Leisure sits on the podium rather than at street level: pool deck, gardens, play areas and social terraces, wrapped in planting and lifted clear of the road. Retail and dining run along the base of the tower.
Location
A six square kilometre waterfront masterplan by Emaar, set between the creek and the Ras Al Khor Wildlife Sanctuary, with Downtown Dubai and the airport both roughly ten to fifteen minutes away.
Payment plan
A construction-linked plan running to handover in Q3 2030.
Down payment on reservation, plus the 4% Dubai Land Department registration fee.
Instalments tied to build milestones, staged across 2027 to 2029.
Balance settled at completion, Q3 2030.
Golden Visa. Property purchases from AED 2 million can qualify the buyer for the UAE 10-year residency visa. Dubai Creek Harbour is a designated freehold area, open to buyers of any nationality.
The developer
Emaar is the master developer of Dubai Creek Harbour, and the company behind Burj Khalifa, The Dubai Mall, Downtown Dubai, Dubai Marina and Dubai Hills Estate.
Founded in 1997 and listed on the Dubai Financial Market, Emaar builds and operates the districts it sells into — which is the usual argument for why its waterfront communities hold their value after handover.
